4月镇江2盘涨价9盘降价 理性市场到来

[摘要] 房天下数据监控中心统计的镇江四大区域在售的123个楼盘中(含别墅),4月全市仅有2盘报价上涨,占全市在售商品房(含别墅)总量的1.62%,9家楼盘报价下跌,占全市在售楼盘(含别墅)总量的7.32%,另有112个楼盘报价持平,3家楼盘因价格无法计入或房源推出不同而无法比较。

【房天下房天下】 3月以来,楼市又经历了一系列政策的刺激。对拥有一套住房且相应购房贷款未结清的居民家庭,其购买二套扑通自住房低首付款比例调整为不低于40%。而对个人购买2年以上的扑通住房对外销售的,则免除了其营业税。

楼市发生变动,开发商们又会有何动作?在房天下数据监控中心统计的镇江四大区域在售的123个楼盘中(含别墅),4月全市仅有2盘报价上涨,占全市在售商品房(含别墅)总量的1.62%,9家楼盘报价下跌,占全市在售楼盘(含别墅)总量的7.32%,另有112个楼盘报价持平,3家楼盘因价格无法计入或房源推出不同而无法比较。

近期连番政策入市,镇江楼市也有逐步回暖之势,但众房企并不急于对价格作出大幅调整。

从区域划分来看,4月,润州区5盘报价下跌,为全市跌价楼盘多的区域,京口区和新区各有2盘报价下跌。报价上涨的2盘分别为润州区的国际冠城和新区的钻石铭苑。丹徒区楼盘报价无变化。

从数量上对比可知,近期镇江楼市价格变动较为稳定。一来对价格进行调整的楼盘数目较少,二来即便楼盘对价格进行调整,大都是以特价房的形式出现,而且其价格波动幅度也大都低于10%。无论是从调价楼盘的数量还是价格波动幅度来看,镇江楼市都是较为稳定的。

对于近期连番政策对镇江楼市的影响,业内人士认为,镇江现在的库存量还比较大,房企目前如若涨价,则是给竞争对手机会。目前镇江房价不会有较大波动,还是以去库存跑量为主。
